  • Viability assessment undertaken to demonstrate market conditions and costs of development resulted in no section 106 affordable housing being able to be brought forward as part of development proposals
  • HCA grant obtained on 9 affordable housing units offered as part of a planning condition
  • Extensive community consultation with local Parish Council
  • Local benefits included the provision of bungalows, a new play area and a contribution towards maintain the bus services to village
  • Residential land subsequently sold to Gentoo Homes

  • Outline consent received for 25 residential units
  • Greenfield site
  • Need identified for an element of affordable housing locally for Redmarshall village (adjacent settlement), opportunity to provide that need in Carlton, a more sustainable location than Redmarshall village —this need met entirely on the phase 2 element of the site
  • Viability assessment undertaken to demonstrate market conditions and costs of development resulted in no section 106 affordable housing being able to be brought forward as part of development proposals
  • Extensive community consultation with local Parish Council
  • Local benefits included the further contributions towards maintaining bus services to the village as well as contributions to education facilities
  • Residential land in the process of being marketed
