Phase 1: Teal Farm Village

- Need identified for executive housing in accordance with Sunderland City Council’s own policy
- Need identified for Village Centre with food retail shop and public house/restaurant in consultation with local community
- Full detailed planning application submitted with David Wilson Homes housetypes to demonstrate high quality exclusive housing to be provided
- Viability assessment undertaken in order to demonstrate it was unviable to provide affordable housing
- Ecological mitigation and management plan proposals drawn up
- Planning consent received for Village centre and 95 executive housing units, ranging from 3 bedroom townhouses to 6 bed detached homes
- Residential land subsequently sold to David Wilson Homes
- Public house land subsequently sold to Marston’s Inns and Taverns
- Retail units all let with Sainsbury’s signed up as anchor tenant
Phase 2: Teal Farm Village
- Original planning consent subsequently amended due to negotiations with Sunderland City Council
- Planning consent received for a further 39 executive housing units with 4 affordable units to be provided off site
- Further land sold to David Wilson Homes due to the success of the previous phase
- Offsite affordable units provided by Hellens Residential Limited
Phase 3: Extension to Teal Farm Village
- 6 acre Greenbelt site
- Identified need for further executive housing in accordance with Sunderland City Council’s own policy
- Change in national planning policy also assisting planning proposal
- Planning consent received for a further 43 executive housing units with 4 affordable units to be provided off site
- Hellens Residential Limited secured grant from the Homes and Communities Agency in order that all affordable housing could be brought forward as part of the proposed development at an alterative location
- Residential land subsequently sold to Bellway Homes
Phase 1 and 2: Teal Park Farm
- Previously developed industrial site on 40 acres
- Need identified for an element of employment uses as part of a mixed use development in order to comply with national planning policies
- Significant site investigation work undertaken and detailed remediation strategy formulated
- Viability assessment undertaken to demonstrate amount of residenƟal development required in order to a) clean up the contaminated site and b) bring forward loss making employment element
- Extensive community consultaƟon resulted in 300+ signatures of support; no objections received from members of the public
- Outline consent received for mixed use consent including 300 residential units after Public Inquiry
- No affordable housing or s106 legal agreement on other planning gain requirements/contributions
- Residential land subsequently sold to Barratt Homes
Phase 3: Teal Farm Gardens
- Original planning consent amended due to a change in national planning policy
- Planning consent received for a further 83 units including 9 affordable units
- Further phase residential land subsequently sold to Bellway Homes
- Affordable units provided on site by Hellens Residential Limited
